But what many people may not be aware of, is that there are some great values available if you are looking to purchase a house or property. Whats different now then in the past, is that not only are numbes of foreclosed at all times highs but the quality is much higher as well.</p>
<p>If you are considering buying a foreclosed home from a government auction then you couldn&#8217;t be lookin at a better time then now. Before you do though you should be aware of the advantages and disadvantages of buying foreclosures over using a realtor for a non-foreclosure property.</p>
<p>Some of the pros of purchasing a foreclosed/pre-foreclosed home are:</p>
<p>- The main advantage in purchasing a foreclosed home is the below market price.</p>
<p>- Many homes are in good condition for much less than their market value.</p>
<p>- Many more different types of homes to choose from then in the past.</p>
<p>- No middle man (Realtor) to have to go through or additional fees to pay (although you should consult with someone along who can inspect the home(s) for you).</p>
<p>- Insurance is optional. Results in additional monthly savings.</p>
<p>- Great investment opportunity (i.e. rent out or flip that house)</p>
<p>- Less risky then the stock market, as you own something tangible</p>
<p>Disadvantages:</p>
<p>- A mortgage could be hard to obtain, unless you have borrowing leverage</p>
<p>- You need to be aware of any existing liens, judgements, or unpaid taxes still on the property.</p>
<p>Making sure that the foreclosed home you&#8217;re interested in is clear of all debt is one of the most important things you should do homework on. After that, find out what types of payment plans are allowed, and have any required financing in place beforehand. Obviously any additional savings you may have will help.</p>
<p>Government auctions happen everying held every week throughout North America. You can locate detailed information regarding auctions on the web. Some sites will even show you previews of the houses that will be available at the upcoming auctions. Buying an estate through a government auction could be very fulfilling, but as I already mentioned do your homework. You may want to watch the bidding only at first visit to a government auction. You should be acquainted with how government auctions work before finally deciding to buy your own home.</p>

			<content:encoded><![CDATA[<p>My brother bought the furnace in this house for my dad about 10 yrs ago and installed it.  He purchased it from an auction along with 3 just like it.  He owns a lot of real estate, so he does stuff like this all of the time.  I have replaced the surface ignitor in this furnace about 7 or 8 times.  Earlier this winter, I hired a plumber to come re vent it out the new roof I just had put on because it wasnt vented right and was carbon monoxide poisoning me. I put carbon monoxide detectors in the kitchen and hallway.  The latest problem is the blower does not come on and I can smell a hot burning smell come up out of the vents in the living room.   I can hear the furnace come on, then within a minute, I can hear the fire come into the furnace, then the blower motor takes forever to come on and when it finally does, I can smell a hot smell coming out of the vents.  My brother told me to go into the basement and see if the fire was going into the tubes and it was.  He thought there might be a leak.  He asked me if the fire was blue and it was with a few yellow spots.  I just need to get rid of this furnace before it kills me.  Do you know anything or where to start?</p>

Would it be necessary to form a separate entity to coincide with the joint venture or would a joint venture agreement be sufficient?  I&#8217;m an investor but no longer hold  a realtors license.  I want to be able to recoup my investment and profit from the transaction without having to have a realtors license.</p>

			<content:encoded><![CDATA[<p>I have a problem I found what I thought was a reliable landlord for a house in my area. I was interested in renting a place of his he had available. I contacted him and he said that that house was still available and he had another place available nearby that was vacant but needed work he showed me one of his places and it looked ok but it was small for my needs but I told him its still an option.  I gave him a 500.00 cash deposit for either that house or for the other bigger house he had on the other side of the block. He gave me a reciept of that deposit was very detailed it was for either house. He told me that within a week they would be able to finish the other bigger house that was available and he drove me by it to see the outside of the house and the location. It looked pretty good. I told him I can move in the middle of December. I gave him the deposit the 30th of October. I called him the next week and asked if they were workinging on the bigger house and for whatever reason he said they didnt start it and to call back in a week. I called back and he had another excuse why I couldnt see the house again. I had someone look up the house up on google by the address and it said that he owed taxes on the house of 185.00 plus interest, the taxes we not payed at all. I didnt know what to think. Two weeks after I gave him the deposit he called me and asked when Iwas able to move and I told him whenever you guys have it fixed up and available for me to see I will move either the rfirst of December or the 15th, he replied that the other house I looked at that was smaller and not what I wanted was available and finished for me to move into and said I didnt want that house. I kept calling and calling leaving messages and everything and he is not calling me back at all and its been over a month later. I seen in the paper a week ago that one of his other places is on tax sale on auction because he had not payed for the taxes on another building also. I did a check and every piece of property he owned in the city was deliquent on taxes, and I know that this guy stiffed me for the 500.00 deposit I gave him. I called and left a message saying if I dont either get my money back or move in by the 15th Im taking you to the local magistrate and still no call. It seems to me he gotten in over his head with the economy and used my money to put in his pocket!!!  I talked to the police about it and they said that he did nothig wrong and to wait until after the 15th to take him to court.<br />
Is this a case of true real estate fraud that I can file a criminal case to have him put in jail?<br />
