We are in California. We are looking for a residence and an investment property.
Any suggestions or pointers would be appreciated.

I’m not sure about CA, but I know in some states, the trustee sales will be published in a paper with distribution in that city/county, usually some cheap local publication. Find out what that is for your area and buy a copy for cheap (probably less than $1.00).
Also, find out what auction companies the trustees usually use in your area and check their websites – they’ll often list what auctions they are conducting on their website for FREE.
Finally, the local courthouse might also have a list on their website if the auctions are conducted there – again for FREE.

check with each bank. That is the only way.
Why do you need them for free if you are seeking investment
property–you surely have money for reasonable business
    expenses.
